The gap we're filling

Every year millions of Americans need to put a specific, boring, high-stakes document on file. They add a spouse after marriage, remove an ex after divorce, move a house into a trust, gift a property to a child, or set things up so real estate skips probate.

The document itself is a statutory form. What is hard is knowing which deed you need, what vesting language to use, how to write a legal description, and what your particular county wants on the page. So people either pay $300–$1,200 for something that takes twenty minutes, or download a free template and get it wrong in a way that surfaces years later.

How it is built

  • Data, not guesswork. 51 jurisdictions with statutory citations, execution rules, formatting requirements, transfer taxes, and recording fees, plus 407+ recording offices.
  • Deterministic. No language model anywhere near the legal core. The same answers produce the same deed, every time, which is what makes it reviewable.
  • Honest about limits. Every deed page lists what the instrument does not do. The interview declines the work when a deed is the wrong tool.
  • Delivery designed in. The document is generated before you pay, emailed as an attachment, and available from a permanent link.

What we'll not do

  • We will not give legal advice. We are not a law firm and using Deedly does not make us your lawyer.
  • We'll not generate a document for a contested title, an unprobated estate, a Medicaid transfer, or a mineral interest.
  • We'll not sell a Louisiana deed, because Louisiana doesn't use common-law deeds.
  • We'll not put you on a subscription, or email you marketing you didn't ask for.
